RENTAL APPLICATION

 

 STEP ONE     Qualifications
 

 

Welcome to the Terrace and Brookstone Apartment Homes.  Westdale Asset Management is pledged to uphold the U.S. Policy for the achievement of Equal Housing Opportunity throughout the nation.  Title VIII of the Civil Rights Act of 1968 codifies this policy into law.  It is our policy to adhere to these laws, which prohibit discriminatory housing practices based on Color, Religion, Sex, Handicap, Familial Status or National Origin.Click the link at the bottom of the page to download the customized application. 

AGE
: Must be at least 18 years of age, unless pregnant or has custody of child under the age of 18 who will be residing in the apartment must complete the rental application and be listed as a resident on the Lease Agreement.  All applicants must provide us with a valid driver's license or state Issued Identification so we may verify age. 

FOREIGN NATIONALS
: Completion of a supplemental application form for Non-US Citizens  is required in addition to a rental application for residents and occupants.  Foreign nationals must provide proper documentation required per supplemental application. 

MONTHLY INCOME
: Monthly gross income must be (3) three times the amount of monthly rental rate.  Income must either be verified by a third party or pay stubs.  Copies of the last 6 check stubs will expedite the application process should you have them.  Annual income verification may be requested and self employed individuals must provide a copy of last year's annual tax return. 

CREDIT HISTORY
: A credit report will be requested to verify the information containedin the rental application.  Sixty (60%) percent of items contained in your credit report must be paid or satisfactory.  In cases where the applicants do not meet the credit criteria but do meet all other criteria, a double security deposit and/or a deposit in the amount of one month's rent  may be required before move in as a guarantee.  This option is solely at our discretion. 

CO-SIGNERS
: A co-signer may be used only for the first time renters or anyone who has not rented in the past 12 months.  Co-signers must meet all the Leasing Criteria and their gross income must be at least (4) four times the monthly rent.  Co-signer's credit must have a 90% or higher satisfactory accounts.  An additional application fee is required.  Co-signers agree to terms of the lease by signing Co-Signer.  A first time renter, without a Co-signer, is required to pay one full month's rentas a deposit. 

RENTAL HISTORY: Prospective Residents must have a minimum of six (6) months of verifiable, positive rental history.  Rental history from relatives will not be accepted.  Applicant (s) must have good rental history with no eviction, skips abandonments.  Applicant must not owe another apartment community or landlord any money at the time of application.  If applicant has previously owned their home, verification from a mortgage company or title company will be required.  Written verification is required as evidence that any of the above rental problems (regardless of what took place) have been resolved with no outstanding balance. 

EMPLOYMENT
 : Present employment must be verified by your employer's Human Resource Department for length of employment and salary.  If employed for less than six  (6)months at  present employment, we will verify your previous employment. 

CRIMINAL HISTORY
:  A criminal background check will be obtained for each applicant.  Failure to disclose any criminal history on the rental application will be cause for denial.  Management will not accept any applicants with felonies or any pending criminal charges (including deferred adjudication).  Management will decline any misdemeanorsor pending criminal charges for drug related, crimes, possession of weapons, prostitution, crimes against persons or property or any crimes deemed of a serious nature (including deferred adjudication).  Any applicants with crimes involving sex offenses and/or registered as a sex offender will be denied. 

ANIMALS
: All animals must weigh 25 pounds or less and be no more than 20 inches tall.  There is a limit of 2 animals per apartment.  Management reserves the right to request weight certification from a veterinarian as proof of the animal's weight.  At time of move in, $300 ($150 animal depost and a $150 one time non refundable fee) must be paid in full for each animal.  An Animal Addendum must be signed at time of move-in.  No animal (including mammals, bird, fish rodents and insects) are allowed, even temporarily anywhere in the apartment or community unless we have authorized so in writing.  Reptiles are never allowed at any time.  

OCCUPANCY LIMIT
:  1 Bedroom = 2 Persons    1 Bedroom/Den = 4 Persons    2 Bedroom Apartments = 4 Persons    
(All persons 6 months of age or older are considered as an occupant/resident)

 STEP TWO

Fill out the online application.  Each co-resident and each applicant over 18 must submit a separate application.  Married couples may submit a joint application.

 STEP THREE

Submit your completed application online.  Once we receive your application we'll call you and make arrangements.
